BUYER ONLINE AUCTION TERMS 


  • To bid on our property, you must be of legal age to enter into contract to purchase real estate (18 in most states, 21 in others). If you're in doubt about the legal age to enter into contract in your state, please consult with competent legal counsel before bidding.  
  • While auction is "active", all bids MUST be placed online. 
  • Written offers will not be accepted.  Winning bid is subject to seller approval.  
  • Buyers Agent commission of 2.0% is being offered.  
  • All bids are placed in US Dollars. 
  • If you are outbid by another bidder, you will receive an email notice so you can return and increase your bid if you so desire.  
  • The bidding will be open and everyone will have access to the bid history during the auction.  
  • As the auction nears the ending time it will auto-extend until bidding is silent for 2 minutes.  
  • If there is more than one high bid at the same level (a tying bid), the bid first submitted will be honored.  The high bidder will be notified via email after the auction ends.  
  • Auctioneer reserves the right to postpone or cancel this auction at any time for any reason.  
  • This stipulation is agreed upon by all bidders before the bidding process begins. 
  •  Closing will take place at seller's chosen title company within 30 days of signing the contract.  
  • Purchase contract must be signed within 12  hours of sale by electronic signature, and winning bidder will pay 10% of final sales' price (final bid + buyers' premium, if applicable), within 24 hours by cashier's check or bank approved check, to be held in Broker's escrow account until closing, with balance due at closing. Failure to do so, in no way relieves the buyer/bidder of any terms or conditions set forth herein.  Deposit may be Expressed Mailed to:  Steve Long Realty & Auction, 720 Temple Court, Bowling Green, Kentucky, 42104 or wired to Broker’s escrow account ( details furnished to Buyer). 
  • Seller will provide a general warranty deed + opinion of title.  
  • Possession: according to Purchase Contract. 
  • All taxes: Pro-rated at closing.  
  • Winning bidder may, at their option and expense order a title insurance policy  
  • PROPERTY IS OFFERED SUBJECT TO THE SPECIFIC TERMS PROVIDED HERE AND IN THE PURCHASE CONTRACT. PLEASE READ AND REVIEW THE CONTRACT THOROUGHLY PRIOR TO BIDDING ON ANY PROPERTY.  
  • In the event of technical issues, neither the company providing the software nor Steve Long Realty & Auction, LLC shall be held responsible for any missed bid or failure of the software to function during the bidding process.  
  • This online auction is a CASH Sale, and is not contingent on or subject to financing, appraisal, survey, or inspections of any kind. This stipulation is agreed upon by all bidders before the bidding process begins. 
  • All bidders are encouraged to perform on-site inspections of the property prior to bidding. Failure to do so, in no way relieves the buyer/bidder of any terms or conditions set forth herein.  
  • In the event a winning bidder fails to submit the signed Purchase Contract and earnest money deposit within the allotted time, the winning bidder will be charged a penalty of no less than 5% of the winning bid. Any legal remedy available may be used to collect these charges.  
  • Additional default remedies are reserved by Steve Long Realty & Auction, LLC and the Seller as provided in the Auction Terms and Conditions and the Purchase Contract..
