Keep in mind we need a minimum of 30 days to get all advertising designed and scheduled, with 45 to 6 months being best.
This needs to be done around 3-4 weeks before your auction date to insure potential buyers have time to get their financing in order.

This is the price you are willing to accept to sell your property. Keep in mind, you want to sell your property and if we have a buyer who wants to buy your property and has the financial capability to do so, you need to be ready and willing to act on that.
Absolute or Reserve?
An Absolute auction means that you are going to sell your property on the day of the auction. This means there is no “Reserve Price”. This in our experience, is the best way to sell your property. Buyers who attend an “Absolute Auction” know for sure the property will sell on the day of auction and they will do the homework to insure their financing is in place and this is the property they want to buy. Many price studies show that “Absolute Auction” prices are generally 15 to 20 percent higher than “Reserve Auction” prices. Advertising costs vary depending upon the type of auction, value of your property and of course location of your property.
A “Reserve Auction” is an auction that has a reserve price set prior to auction day. This reserve price is a confidential price that will not be advertised or discussed with the public. This confidentiality is an absolute must. In most cases, we the auction team do not want to know your reserve price. We do need to know the target price to help us determine if you are pricing the property at a competitive price. In our current economic conditions, if you are not competitive with comparable properties, you are very likely not going to get an acceptable bid on auction day. Advertising costs vary depending upon the type of auction, value of your property and of course location of your property.

How can you provide flat fee MLS service at a fee far below a 6% agent?
Sounds too good to be true? Recent technology has drastically changed the real estate industry, and we use that technology which did not exist when we first started our business in 1974. Before the internet, we had to run ads in the newspaper and real estate magazines which were very expensive, which justified the 6% fee. The internet has helped to eliminate those expenses, because statistics show that 96% of buyers’ find their home online .Brokers/agents, now with cell phones, interactive websites, electronic signatures, and video tours can work more efficiently, thus saving time and money. Therefore, we are able to pass the savings on to you.
Are there any additional fees?
No. The most you’ll pay in Realtor fees is 3% of the sale price+ &899.00. The least you’ll pay is $899.00 if you find the buyer that is not represented by an agent. How much should I offer the buyer’s agent? You have the choice of paying 2%, 2.5%, or 3%. This fee is agreed upon at the time of listing, and published in the MLS. All agents will see it before showing your property.
Why should I offer the buyers agent 3%?
We encourage you to offer 3% to the buyers agent. If you offer the agent something less than 3%, then that agent will NOT be motivated to show your property to their clients, because he/she can possibly make a higher commission on selling another listing which offers 3%. However, we give you the option of offering a lesser commission. It can be changed at any time, but it must be listed in the MLS and cannot be changed during negotiations with a buyer.
Can I cancel the listing at any time?
Yes. You may cancel at any time, as long as there is no pending contract with a perspective buyer. The $399 fee is not refundable.
Are you a licensed Broker or Auctioneer or Auction House Operator?
Yes, I am a licensed real estate Broker and Auctioneer in the state of Kentucky.
What about an Open House?
We strongly suggest that you perform your own “Open House”, whereas this gives you the opportunity to find your “own” unrepresented buyer, thus avoiding the Selling Agent Commission.
Are your public auctions successful?
Yes. In 2021, all of our public auctions sold, and our clients received more than they were expecting.
What is my fee if you or one of your agents sell my property? $899.00+ the selling agent’s commission that you offered in the MLS.
