Please read the following information about how to handle certain tasks associated with this listing as well as important information you will need to know.
- HOW TO SUBMIT OFFERS: The fastest way to get an offer to our seller is via our OFFER PORTAL page. Offers coming in via email to kentuckyflatfee@gmail.com can take up to 24 hours to be processed.
- ACCEPTED OFFERS: Should the seller accept the buyer’s offer, please email us all addendums to kentuckyflatfee@gmail.com.
- TITLE SERVICES: Immediately upon pending sale, we need to know which title company or attorney will be handling the closing and we will need their contact information.
- AGENCY/SERVICES: In most cases, we are assisting the seller as a customer or unrepresented. (Transaction Brokerage)
- NOT FSBO: Remember that (Steve Long) is the listing agent. Our listing/sellers are NOT FSBO. Sometimes buyers and their agents believe there is no listing agent or that the sellers are acting on their own and that we are not involved. Although we do instruct our sellers otherwise, this is still a common misconception that buyers and their agents believe when they see our listings of properties on the MLS.
- LISTING BROKER SIGNATURES: Any documents that require listing broker’s signature must be sent to the listing broker for e-signature ONLY. For security and fraud reasons this is the only way we will sign anything. Please send all documents and signature requests (via e-signature) to kentuckyflatfee@gmail.com.
- NO ESCROW: We do not hold escrow. Please find other arrangements for escrow.
